Mengs is inordinately fond of Joachim and gives him his house to cement their relationship. It doesn't work. The relationship which is cemented is between Charlotte and Joachim, whom she has or will marry, because she is agape-deficient and her identity is in her possessions, i.e. she's exploitative.
