Tim asks for instructions concerning the repair/rebuilding of the kitchen door porch. I understand that you and I have agreed that he should: a) replace the broken lattice on the three exposed sides, and b) fasten the existing step so that it does not move when stepped on. My question to you: should we ask Tim to replace the existing porch floor (which I constructed improperly using 1x4 treated lumber.) I consider this only an issue of appearance. The 1x4 boards have not remained straight, but the existing porch floor seems solid and I believe it will serve its purpose for the forseeable future. Replacing these boards would most likely entail reframing the base, and possibly (probably) placing new footings, which (if one complied with the code,) would require poured concrete cylinders extending beneath the frost line. The cost I estimate to be not less than $600, and probably not more than $2000. I myself would leave the porch floor as it is, and not incur the expense of rebuilding until it is necessary. However, I would like you to make this decision.
